About the Presentation

Parking garages are an integral part of our daily lives and are often incorporated into buildings or constructed as stand-alone structures.  In the northeastern United States, these structures are exposed to harsh conditions that can accelerate deterioration of the structure and building components. Without regular maintenance, the deterioration will continue unabated resulting in more costly repairs or potential failure.

To help ensure structural integrity and user safety, the New York State Uniform Fire Prevention and Building Code and the New York City Construction Codes now require that all parking garages undergo a periodic condition assessment. These recent changes to the building codes require owners of parking garages to retain a professional engineer to perform the assessment and submit a report to the local authority having jurisdiction. In this presentation, we will review the impacts of these new rules, explore how qualified engineers go about investigating parking structures, and discuss strategies for maintaining and rehabilitating these structures.

After attending this seminar, participants will be able to:

• Understand inspection requirements for parking structures in New York.
• Learn how qualified engineers conduct condition assessments of existing parking garages.
• Discuss typical distress mechanisms for these structures and possible failure modes.
• Recognize approaches to rehabilitating parking structures.

About the Speaker

Robert Antes has diverse experience with the investigation, repair, and rehabilitation of concrete, steel, masonry, and timber structures of various types. He specializes in investigating and analyzing existing buildings and structures in response to structural failure, performance problems, and deterioration. Much of his work involves the evaluation, repair, and rehabilitation of existing structures, including parking garages, and associated construction administration. He has experience with adaptive reuse and historic preservation of existing buildings and is trained in the use of a variety of non-destructive evaluation techniques. Robert is active in the International Concrete Repair Institute (ICRI) Committee 110 on Guide Specifications and participated in ICRI Committee 150 – Guide to ACI 562 Repair Code.
